Getting started
How do I start a project with you?
Send us a request through the website, call us, or message us on WhatsApp. We'll arrange a free consultation, usually a site visit, to understand your plot, your plans and your budget. Then we send you a clear proposal.
Can I build something similar to a project on your website?
Yes. Tap “Select” on any project you like and it will be attached to your request. We'll adapt the design to your plot size, soil conditions and budget rather than copying it blindly.
I don't have any drawings yet. Can you still help?
Absolutely. Many clients come to us with just a plot and an idea. We coordinate the architectural drawings and produce the full structural design, so you get one team from concept to completion.
Can I hire you for design or supervision only?
Yes. You can engage us for structural design only, independent site supervision, or full design and build, whichever suits your project.
Cost & payment
How much does it cost to build a house?
It depends on the size, design, finishes, soil conditions and location. After the site visit we prepare an itemised bill of quantities so you can see exactly where every naira goes.
How do payments work?
Payments are split into stages that match real progress on site, for example foundation, frame, roofing and finishing. You never pay far ahead of the work, and every stage is documented with photos.
Will the price change during construction?
The agreed quotation is fixed for the agreed scope. If you change the design or material prices move significantly, we explain the impact in writing and agree it with you before any work continues.
Design & approvals
Do you handle building approvals?
We prepare the structural drawings and calculations required for approval and guide you through submission to the relevant planning authority.
Do you carry out soil tests?
Yes. For new buildings we recommend a soil investigation before foundation design. It tells us the right foundation type and prevents costly problems like cracking and settlement later.
Construction & quality
How long does it take to build?
As a guide, a bungalow usually takes 6 to 9 months and a duplex 9 to 14 months, depending on size, finishes and how quickly decisions are made. We give you a programme with milestones before work starts.
How will I follow progress if I'm not in town?
You'll receive regular photo and video updates on WhatsApp, and you're welcome to visit the site at any time. Many of our clients build from abroad.
How do you ensure quality?
A qualified engineer supervises every site. We test concrete and check reinforcement before every major pour, use approved materials, and keep a record of every stage.
Can you renovate or add a floor to an existing building?
Often, yes. First we carry out a structural assessment to confirm the existing foundation and frame can safely carry the extra load, and design any strengthening needed.
After handover
What happens after the building is handed over?
You receive as-built drawings and a handover pack. A defects-liability period is agreed in your contract, during which we return to fix any construction defects at no cost.
